Our process works as follows:

We obtain basic information on the prospective borrower and the property through our loan submission form or Request a Quote webpage.
We will contact the prospective borrower or broker promptly to review the contemplated transaction and to provide an initial indication of available financing.
We conduct a qualification interview with the prospective borrower on the phone and complete a Mortgage Application. This interview typically takes about 45 minutes to an hour.
We check the prospective borrower's credit to verify their credit history, income, value, debt ratio, assets and complete a mini underwriting.
We will then provide the prospective borrower with an initial indication together with a check list of items that will be required.
Term sheet is issued within 72 hours and we arrange a conference call to discuss the soft terms.
If borrower agrees, term sheet is executed electronically and we open escrow, and begin the underwriting process. Borrower pays all third party fees.

If the borrower is represented by a broker we require that we do the initial application directly with the borrower. This includes gathering information in the Mortgage Application, a credit report and operating history on the subject property. Most brokers have no problem in passing this work to us. If the transaction is not realistic both you and we want to know immediately.

Our Full Documentation Loan Program requires more information from you to apply and ultimately receive a loan. In general the more information you are able to provide the better your interest rate is likely to be. In our efforts to make the loan approval process as easy as possible, we've created the following section that outlines the documentation you will need to provide with your Commercial Funding Loan Submission . Occasionally we may need additional information that is not part of this list. In those cases, we will be sure to let you know as soon as possible.


Commercial Funding's Mortgage Application (or 1003)
Commercial Funding's Loan Supplemental Form
Income & Expense (operating history) for prior 24 months.
Current Rent Roll (Multifamily) or Lease Summary (Commercial)
Purchase and Sale Agreement (for purchases)
As many Photos as possible including front, and/or side, rear, parking and street scenes (electronic photos are preferred)
Copy of a Tri-merged credit report, or authorization of Applicants to conduct credit check authorization

We realize the complexities of owning and running a small commercial property. Therefore, we have devised a streamlined method to provide you financing on a "Stated Income - Stated Asset" underwriting criteria. Our loans are approved without the need for extensive paperwork such as tax returns or bank statements. In most all cases we can approve a loan within 48 hours from receipt of a competed application.

Stated income and stated assets allows self-employed borrowers who cannot verify all of their income to qualify for financing. One of the things that differentiate Commercial Funding from the more conforming commercial lenders is that we do not verify the borrower’s personal income. We require a completed Mortgage Application with the borrower income and assets stated for pre-approval.

The only income verification we require is on the subject property.
